DESCRIPTION: The Leavenworth Industrial Property is an 85 +/- acre industrial parcel in Chelan County, WA. There are an estimated 55 +/- acres of flat industrial land and 30 +/- acres of forest land. The industrial land includes 85,000 +/- square feet of buildings. The site is 10 miles west of the Bavarian Resort Community of Leavenworth.

ACCESS: The tract has access to Highway 2 via a short county road. The parcel is also built alongside BNSF rail. There are 3 industrial track sidings at the property.

TIMBER: There is an estimated 30 +/- acres of forest land with merchantable timber.

SITE STATUS: Removal of saw mill equipment will be completed during the summer of 2011. 

ENVIROMENTAL: Environmental site assessments were conducted in 2006 after the plant was idled and showed no significant issues.

WATER: Potable water comes from a well. Water rights for domestic and industrial use are appurtenant to this tract.
